Storage Unit Auction Cleanout: Haul It Out Fast

You won the bid, and now the clock is running. A storage unit auction cleanout means emptying the unit completely, usually within 24 to 72 hours, and leaving it clean enough to get your deposit back. You can do it yourself with a truck and a long weekend, or you can hand the leftovers to a junk removal crew. This guide covers the deadlines, the deposit, what to sort first, what you can’t simply toss, and what a haul costs.

TL;DR

  • Most online auctions give the winning bidder a short window, commonly 24, 48 or 72 hours, to pay and empty the unit. Check the listing before you bid.
  • Many facilities hold a cleaning deposit and refund it only when the unit is left empty and swept. Some charge none.
  • Sort into four piles: keep, sell, donate or recycle, and haul away. Paint, chemicals, batteries and propane need special handling.
  • Anything you can’t resell is a hauling job. Plan for it before auction day, not after.
  • We handle the leftovers: single items from $48, or a truck load priced by volume, with the price quoted upfront.

What the cleanout deadline really means

The cleanout window starts when the auction ends, not when you first walk to the door. On the StorageTreasures facility help page, the platform explains that facilities choose 24, 48 or 72 hours as the time a bidder has to pay for the unit and remove everything. The window appears on the listing and on your paid invoice.

Terms differ by facility, so read each listing. A Fairfax, VA listing shows a 5 x 12 unit with a $0 cleaning deposit and a 48-hour cleanout. A Norfolk, VA listing for a 5×5 unit shows 72 hours, a $100 cash cleaning deposit, 6% sales tax, and a warning that bids are binding. The same listing says the unit must be fully cleaned out, all trash must leave the premises, and dumpster privileges are not included unless the location specifies them.

That last point catches many first-time bidders. You can’t count on the facility’s dumpster. Whatever you don’t keep has to leave in your vehicle or ours.

Why the sale happens in the first place

Storage facilities can sell the contents of a unit when the renter defaults. In Virginia, Code § 55.1-2902 governs how the owner enforces its lien, starting with notice to the occupant of the default. Many of these sales now run online. CubeSmart’s Virginia auction page is one example of a schedule of online sales.

Why does this matter to you as a buyer? Because what you bought is whatever the former renter left behind. It may be a tidy unit of furniture and boxes. It may be a packed unit of damp cardboard, broken shelving and mystery bags. The listing photos show the front, and the back is a gamble.

Before auction day: plan the exit

Most people plan the bid and forget the haul. Spend ten minutes on these steps before you place a bid.

  1. Read the terms. Note the cleanout time, deposit, payment method (the Norfolk example above requires cash for the deposit) and any rule about personal papers or photos, which some facilities want returned to the office.
  2. Look at the door opening. The unit size tells you the floor area, but not how high it’s stacked. A 10 x 10 unit packed floor to ceiling is a large truck load.
  3. Line up a vehicle and help. A pickup bed holds far less than people expect. Two people and a cargo van can still need several trips.
  4. Book your backup. Know who you’ll call if the unit holds more than you can move in the window. Same-day and next-day service is the difference between a refunded deposit and a lost one.

How to sort a unit fast

Work from the door inward and don’t open every box on the spot. Set up four zones on the pavement or in the truck.

Keep and sell

Pull out anything with clear resale value first: tools, name-brand electronics, solid wood furniture, collectibles, sealed boxes of small goods. Photograph them and move them to your vehicle immediately, so they’re out of the way and secure.

Clean, usable furniture, clothing, kitchenware and housewares can often go to a donation center. Electronics belong in e-waste recycling, not the trash. We donate and recycle whenever we can on the loads we haul, which saves you the extra stops.

Personal items

Letters, photo albums, IDs, medical papers and family keepsakes need a decision. Facility terms may require you to return them to the office, as in the Norfolk listing. Even where they don’t, setting them aside in a labeled box is the decent thing to do.

Haul away

Broken furniture, soaked mattresses, torn carpet, bags of trash, scrap wood, old appliances. This pile is the one that takes the time and the truck space, and it’s where a crew pays for itself.

What you can’t just toss

Units sometimes hold paint cans, solvents, pesticides, fuel, propane tanks, car batteries, fluorescent bulbs or old pool chemicals. These are not regular trash. The EPA’s RCRA overview explains that federal law controls hazardous waste from generation through disposal. Virginia applies its own rules to hazardous waste generated in or transported to the state, found in 9VAC20-60. Pennsylvania has its own regulations in Title 25 of the Pa. Code. The practical takeaway: you can’t leave these items behind or dump them. Once you own the contents, safe disposal is your responsibility.

If you find containers of unknown liquids, leave them closed and don’t mix them. Contact your county or city household hazardous waste program for drop-off rules. Tell us about them when you book so we can say what we can and can’t take. Our What We Take page lists accepted items, and our specialty item removal page covers the unusual ones.

Tires deserve a mention because they turn up in units often. Our published surcharges are $15 per car tire and $30 per truck tire.

The broom-clean standard

Facilities that return deposits tend to want one thing: an empty unit with no debris left. That means no loose boxes, no scattered trash, no leftover shelving, and the floor swept. Dust and small scraps count. If your deposit is $100 and you leave a corner of broken hangers, you may lose it.

A simple finish routine helps:

  • Sweep the floor into a pile and bag it.
  • Check the corners, door tracks and ceiling for stuck items or hanging hooks.
  • Remove your own lock.
  • Take a dated photo of the empty unit before you leave.
  • Ask the office for a walk-through, and request the deposit refund in writing.

The Norfolk listing warns of penalties for not fully cleaning out. Treat the deadline as firm.

Do it yourself or hire a crew?

DIY makes sense for a small unit with mostly resale goods. Hiring makes sense when the leftovers are heavy, bulky, wet or mixed. Here is how the choice usually breaks down.

For oversized pieces, a how-to on getting rid of unwanted furniture is a useful general reference, though it comes from an Australian provider, so its local options won’t apply in Virginia or Pennsylvania.

What hauling the leftovers costs with us

Our pricing is upfront, with no hidden fees. Here is what we publish on our pricing page:

Pricing typePriceBest for

Labor surcharge$100 per hour per personJobs that need extra labor

If you only need the bulky pieces gone, a single item pickup keeps the cost low. If the unit has furniture and appliances, see our furniture and appliance removal. For clearing everything, our moving and cleanout services fit best.

One tip: sort first. A load of tidy, separated junk is faster to haul than a pile of tangled mixed material, and prep work can lower the bill. Our guide on preparing for junk removal walks through the night-before steps.

Our perspective: the cleanout is where auctions go wrong

We’re a locally owned, family-run company, not a franchise, and we see the same pattern. People bid on a unit because the photos looked good, and then discover that the real cost isn’t the winning bid. It’s the hours, the truck and the disposal.

We suggest treating the cleanout as part of the purchase price. Before you bid, estimate what a haul would cost using the ranges above, and subtract it from what you expect to earn. If the numbers only work when you do everything yourself in a weekend, the margin is thinner than it looks.

The other thing we’ve learned from estate cleanouts and apartment cleanouts is that the emotional contents matter. A unit that was once somebody’s life often has photos, papers and keepsakes mixed in with the trash. Set them aside carefully. Our crews are used to this kind of work, and when you call, a local person answers, not a national call center.

Special cases

Military families and PCS moves

If you stored household goods before a PCS move and a unit went to default, or you’re clearing a unit as part of a move-out, timing is the main pressure. We specialize in PCS move-out cleanouts for military families in the Norfolk area, and we can work to your report date and your inspection date.

Estate and downsizing units

Families often discover a storage unit while settling an estate. If you’re clearing one, take your time sorting before the haul, and see our estate cleanouts information.

Reselling business owners

If you buy units regularly to resell, a standing relationship with a hauler is worth having. Recurring commercial services are part of what we do, so ask about a regular arrangement for your leftovers.

FAQ

How long do I have to empty a storage unit after winning an auction?

It depends on the facility. Platforms let facilities set 24, 48 or 72 hours, and the exact window is printed on the listing and your invoice. A Fairfax example shows 48 hours, while a Norfolk example shows 72. Confirm it before you bid.

Will I get my cleaning deposit back?

Usually, if you remove everything and leave the unit clean by the deadline. The deposit varies: the Fairfax listing shows $0, while the Norfolk listing shows $100 in cash. A facility may keep the deposit to cover disposal if you leave items behind.

Can I use the facility dumpster?

Don’t assume so. The Norfolk listing states that dumpster privileges are not available unless the location specifies them. Check the terms and plan to take your trash with you.

What do I do with paint, chemicals or propane found in a unit?

Don’t dump them or leave them behind. Federal and state hazardous waste rules, including RCRA, apply. Keep the containers closed, contact your local household hazardous waste program, and tell your hauler before pickup.

How much does it cost to haul away what’s left?

With us, single items start at $48, and volume-based truck loads run from $164 to $698. Heavy debris is priced by bedload from $286 to $698. Tire and labor surcharges are listed above.
